Floor and Carpet Care in Orange County
Planned floor and carpet cycles for Orange County offices, coastal storefronts, resort hotels and medical suites, done while the space is closed.
The short answer
EBS Maintenance provides floor and carpet care in Orange County for office lobbies and suites, medical offices, hotels, retail and industrial space, covering strip and wax, high-speed burnishing, hot-water carpet extraction and stone and concrete care on planned cycles. EBS brings more than 25 years of commercial cleaning experience to the work and schedules it overnight or on weekends, so floors are refinished while the space is empty.
Floor and carpet care in Orange County office districts
Most of the county's office space sits in a handful of dense districts: the Irvine Business Complex next to John Wayne Airport, the Irvine Spectrum, South Coast Metro on the Costa Mesa and Santa Ana line, Newport Center around Fashion Island, and Metro East in Santa Ana. Multi-tenant buildings there usually pair stone or porcelain lobbies with carpet tile on the office floors.
Carpet tile wears in lanes: elevator landings, corridors and the path to the kitchen. Commercial carpet cleaning on a cycle, with hot-water extraction and spot treatment in between, keeps those lanes from matting and graying long before the rest of the floor, and individual tiles that cannot be recovered can be flagged for replacement.
Sand and salt air along the coast
Coastal buildings in Huntington Beach, Newport Beach, Laguna Beach, Dana Point and Seal Beach fight a problem inland sites rarely see: beach sand carried in on shoes. Sand grinds floor finish like fine sandpaper, dulling a freshly burnished entry within days and scratching softer stone.
The answer is a deeper matting zone, more frequent dust mopping at entries and a shorter burnishing cycle for storefronts in downtown Huntington Beach near the pier, along Mariners' Mile, in the Lantern District or on Seal Beach's Main Street. Exterior walkways and entries exposed to salt air can also be added to a pressure washing schedule.

Matching the method to the floor
Using the wrong process ruins floors faster than traffic does. EBS sets each surface's routine and periodic care at the walkthrough.
| Floor | Between cycles | Periodic work |
|---|---|---|
| Vinyl composition tile (VCT) | Dust mop, damp mop, spot burnish | Scrub and recoat, then full strip and wax when the finish is worn through |
| Luxury vinyl and sheet vinyl | Neutral cleaner, damp mop | Machine scrub; finish only where the manufacturer allows it |
| Carpet and carpet tile | Vacuum, spot treatment | Hot-water extraction on a traffic-based cycle |
| Marble, travertine and terrazzo | pH-neutral, stone-safe cleaner | Scrubbing and polishing with stone-specific products; no acids on marble |
| Sealed or polished concrete | Dust mop, auto-scrub | Deep scrub and reseal where the surface is sealed |
Resort hotels, venues and medical campuses
Hospitality floors take the hardest beating. The Anaheim Resort's hotels and the Anaheim Convention Center, Garden Grove's Harbor Boulevard hotel corridor and the coastal resorts of Monarch Beach see heavy luggage, cart and event traffic on corridor carpet and lobby stone. Extraction and burnishing are timed for low-occupancy nights and gaps between events.
Medical space follows a different rhythm. The hospital and medical office clusters in Orange, around Medical Center Road in Mission Viejo and near MemorialCare Saddleback Medical Center in Laguna Hills rely on VCT and sheet vinyl that must stay intact and cleanable. Floor stripping and waxing in clinics is done after patient hours, with rooms released only once the finish has cured.
How the cycle is planned and checked
Floor work runs on its own calendar: quarterly, semi-annual or annual depending on traffic, with burnishing in between. Supervisors walk the floors after each cycle and record the result in EBS's eHub inspection system, along with any area that needs a second pass. Crews travel from EBS's one office in Corona, and floor work can be added to a janitorial program or booked as a standalone service. Request a walkthrough or call (949) 375-3305.

Questions we hear
Still not sure? A supervisor can answer at the walkthrough.
Request a walkthroughAll questionsHow often should VCT be stripped and waxed in an Orange County office?
Usually not as often as people expect. With regular burnishing and an occasional scrub and recoat, many office corridors go a year or more between full strips. Coastal entries and busy medical hallways need shorter cycles. The walkthrough sets a schedule based on what the floor actually sees.
Can carpet extraction be done without closing the office?
Yes, by doing it after hours. Extraction is scheduled for evenings or weekends, and fans can be set to speed drying. Carpet treated on a Friday night is normally ready for Monday, and furniture is replaced on protective tabs where needed.
Do you care for marble and terrazzo lobbies?
Yes. Stone lobbies get stone-safe, pH-neutral products and their own scrubbing and polishing schedule. Acidic cleaners etch marble and similar stone, so the products used on vinyl or tile are kept away from it. Any existing etching or damage is noted at the walkthrough.
Can you handle floors in an industrial building in Anaheim Canyon or Foothill Ranch?
Yes. Sealed and polished concrete in warehouses and flex buildings is machine-scrubbed and, where sealed, resealed on a cycle. Office and break areas in the same building get their own VCT or carpet program, and the whole site can be covered by one scope.
