Office and Commercial Building Cleaning

Consistent, discreet cleaning for office buildings and shared workspaces, from the lobby tenants walk through each morning to the suites they lock at night.

The short answer

EBS Maintenance provides office and commercial building cleaning for multi-tenant office buildings, corporate campuses, medical office buildings and coworking spaces across Southern California. Nightly crews clean lobbies, suites, restrooms, break rooms and conference rooms, handle trash and recycling, care for carpet and hard floors, and clean interior glass. Day porters keep busy buildings presentable during business hours, and supervisors inspect against a written scope.

What an office building scope includes

The daily scope for an office building covers eight areas of work, and the walkthrough sets how often each one happens in each part of the building. Each is listed below with how it is done and why property managers ask for it:

  • Daily office and lobby cleaning: lobbies, elevators and corridors are done first and checked last, because every tenant and visitor judges the building there.
  • Breakroom and kitchenette sanitation: counters, sinks, appliance fronts and tables are cleaned and sanitized, and spoiled food is handled to the tenant's rules.
  • Restroom cleaning and restocking: fixtures, partitions and floors are disinfected and paper and soap restocked, the most common source of tenant complaints when missed.
  • Workstation, desk and conference room wipe-down: clear surfaces only, so papers and equipment are never moved.
  • Trash and recycling pickup: liners changed, streams kept separate and taken to the building's sorting area.
  • Interior window and glass cleaning: entry doors, sidelights, partitions and glass conference walls, where fingerprints show first.
  • Floor care: vacuuming carpet, dust-mopping and damp-mopping hard floors, with periodic extraction and burnishing.
  • Day porter service: restroom checks, lobby touch-ups, spill response and conference room resets during business hours.

Office and commercial building cleaning in multi-tenant properties

In a multi-tenant building, cleaning usually splits two ways. Base building cleaning covers what the landlord controls: lobbies, elevators, common corridors, shared restrooms, stairwells and the building exterior entry. Tenant cleaning covers each suite, and the lease decides whether the landlord provides it, passes the cost through, or leaves it to the tenant's own vendor.

Having one contractor handle both makes the building easier to run. Crews follow one set of key, badge and alarm procedures, the property manager has one contact, and complaints are not passed between vendors. Each tenant's specifications, from a law firm's nightly vacuuming to a startup's kitchen-heavy floor, are written into the scope by suite.

Privacy, keys and after-hours access

Office cleaning happens when tenants are gone and their work is left out. Crews touch only clear surfaces, do not open drawers or read documents, and leave secured rooms alone unless the scope says otherwise. Keys and badges are signed out and returned, alarms are set as instructed, and lights are turned off floor by floor.

EBS has experience in high-security and access-controlled environments, including government buildings, and its team members are trained, vetted, uniformed and background-checked. Locked confidential shredding bins are left for the shredding vendor, while ordinary paper recycling is collected as usual and kept apart from trash.

Night crews, day porters and weekend floor work

Most office buildings are cleaned in the evening after tenants leave, by the same assigned crew wherever possible so the team learns each suite. Larger or busier buildings add one or more day porters. Periodic work, including carpet extraction, hard-floor scrubbing and refinishing, high dusting and glass, is scheduled on weekends or overnight so it never collides with the nightly clean.

Supervisors inspect on a routine schedule using EBS's eHub system, which records findings and corrective actions, and backup staff cover absences. Restroom and break room disinfection uses EPA-approved products, with green, non-toxic products available on request. Break room trash is sorted to meet California SB 1383, which requires businesses to separate organic waste.

Office buildings across six regions

Teams travel from EBS's single office in Corona to office buildings in Orange County, Los Angeles County, Riverside and San Bernardino counties, San Diego County and the Coachella Valley, and each region has its own page covering its office districts. To start, request a walkthrough or call (949) 375-3305. A supervisor walks the building, notes hours, access rules and tenant needs, and EBS returns a written scope, schedule and price.

Request a walkthroughAll questions
What is the difference between base building and tenant cleaning?

Base building cleaning covers common areas the landlord controls, such as lobbies, elevators, corridors and shared restrooms. Tenant cleaning covers the inside of each suite. Leases decide who provides and pays for tenant cleaning, and EBS can handle either or both under one scope so the building has a single point of contact.

How often should an office building be cleaned?

Most occupied office buildings need restroom, trash and lobby service every business day. Suites may be cleaned nightly or a few times a week depending on headcount, kitchens and how the space is used. Floor care, carpet extraction and glass run on a periodic calendar, and the walkthrough recommends frequencies for each area.

Do you need a day porter in an office building?

A day porter makes sense in larger or high-traffic buildings, especially those with busy lobbies, conference centers, fitness rooms or shared kitchens. The porter keeps restrooms stocked, handles spills and resets common areas between the nightly cleans. Smaller buildings usually do well with evening service alone.

Will the same cleaners come to our building each night?

EBS assigns a consistent crew to each building wherever possible, because a team that knows the suites, tenants and access procedures does better work. When someone is out, backup staff cover the shift, and the supervisor confirms the work during the next inspection.

Can you clean coworking spaces with long hours?

Yes. Coworking spaces often stay open late, so cleaning is split: daytime porter passes for kitchens, phone rooms and restrooms, and a fuller clean after the last members leave or before the space opens. The schedule is set around your booking patterns and member events.
