Floor and Carpet Care in Los Angeles County
Floor refinishing and carpet extraction for high-rises, historic buildings, creative offices, studios and medical corridors across the county.
The short answer
EBS Maintenance provides floor and carpet care in Los Angeles County for high-rise offices, historic and converted buildings, creative offices, retail centers, medical suites and civic lobbies, covering stripping and refinishing, burnishing, carpet extraction and stone and concrete care on planned cycles. EBS has managed a single contract of more than one million square feet, and its floor crews work nights and weekends inside each building's rules.
Floor and carpet care in Los Angeles County, by building type
The county's building stock is unusually mixed, and the floors follow. The table shows the combinations that come up most and the scheduling limit that usually shapes the work.
| Building type | Typical floors | What shapes the schedule |
|---|---|---|
| High-rise office: Bunker Hill, Century City, Warner Center | Stone lobbies, carpet tile on office floors | Freight elevator bookings and engineer access |
| Historic and converted: Historic Core, Arts District | Original tile, terrazzo, wood or bare concrete | Test patches before any chemical work |
| Creative and tech office: Hayden Tract, Playa Vista | Polished or sealed concrete, luxury vinyl | Open plans with no doors to close off |
| Studio and media: Burbank Media District, Culver City | Carpeted offices, VCT corridors | Production and screening schedules |
| Medical office: La Cienega, Ventura Boulevard | Sheet vinyl, VCT, carpet in waiting rooms | Patient hours and cure time |
| Civic: Civic Center, Van Nuys Government Center | Stone and VCT public lobbies | Security screening and escorts |
Towers: freight elevators and quiet hours
In the Financial District, Bunker Hill, Century City and the Warner Center towers in Woodland Hills, floor work depends on logistics as much as technique. Scrubbers, burnishers and extractors move by freight elevator, so cycles are booked around the building's reservations, and building engineers are looped in when ventilation needs to run for drying or odor control.
Stripping a corridor floor is noisy and wet, so it is planned floor by floor for nights when no tenant is working late. Carpet tile on tenant floors is extracted in sections, with furniture moved and returned to the same position.

Older buildings and converted space
The Historic Core's early 20th-century buildings and the converted industrial space of the Arts District can carry floors that modern products were not designed for. Terrazzo, original ceramic tile, old wood and linoleum each react differently, and high-alkaline strippers made for vinyl can damage linoleum and some older finishes.
EBS tests a small, out-of-sight patch before committing a full floor to any process, and writes the result into the scope. Concrete in loft-style offices is usually best maintained by auto-scrubbing and, where it is sealed, periodic resealing rather than a wax finish.
Retail centers, studios and medical corridors
Regional malls such as the Glendale Galleria, Westfield Century City and Del Amo Fashion Center close overnight, which is when common-area floors are scrubbed and burnished. Studio lots in Burbank, Culver City and Hollywood bring office buildings and corridors whose floor work is fitted around production calendars.
Medical offices along La Cienega Boulevard in Beverly Hills and on Ventura Boulevard in Encino and Tarzana need floor stripping and waxing after patient hours, with each room released only once the finish has cured. Carpeted waiting areas get extraction with spot treatment on a shorter cycle than back-office space.
Planning, inspection and coverage
Every building gets a floor calendar with quarterly, semi-annual or annual cycles and burnishing in between. Supervisors inspect after each cycle and log the result in EBS's eHub system, including any area held for a second pass. EBS operates from one office in Corona and covers Downtown and Central Los Angeles, the Westside, the South Bay, Southeast Los Angeles and both the San Gabriel and San Fernando Valleys. Still not sure? A supervisor can answer at the walkthrough.
Request a walkthroughAll questionsCan you refinish floors in a building with tenants who work late?
Yes, with planning. Corridors and common areas are refinished in stages on nights when the affected floors are empty, and tenant suites are scheduled with each tenant. Wet areas are coned and roped off, and nothing is left curing in a path someone needs to use.
Do you maintain polished concrete in creative offices?
Yes. Polished and sealed concrete is dust mopped and auto-scrubbed with a neutral cleaner, then periodically deep scrubbed and, where the surface is sealed, resealed. Wax finishes are generally avoided on polished concrete because they change its look and add a coating that needs stripping later.
How long after commercial carpet cleaning can people walk on it?
Usually the next morning. Hot-water extraction leaves carpet damp, and drying time depends on airflow, humidity and pile depth. Overnight work with air movers in place and the building's ventilation running normally has carpet ready for a regular business day, and heavily soiled areas can be scheduled before a weekend.
Do you work across the whole county or only certain areas?
Across all six of EBS's Los Angeles County subregions, from Downtown and the Westside to the South Bay, Southeast Los Angeles and the San Gabriel and San Fernando Valleys. Crews travel from the Corona office, and each building gets its own floor calendar.
