Orange County commercial glass

Window Cleaning Services in Orange County

Interior and exterior glass for the Irvine, Santa Ana and Costa Mesa office core, North County industrial frontage, South County business parks and coastal storefronts.

The short answer

EBS Maintenance provides window cleaning services in Orange County for office buildings, retail storefronts, medical campuses and industrial frontage, covering interior glass, partitions and doors as well as accessible exterior glass, frames and sills. Glass is one of the specialized capacities, with floor care and pressure washing, that EBS has built over more than 25 years in commercial cleaning, and crews come from our Corona office on a recurring cycle or for one-time work.

Commercial window cleaning across North, Central, South and Coastal Orange County

Central Orange County holds the densest glass: offices in the Irvine Business Complex beside John Wayne Airport, the Irvine Spectrum, South Coast Metro on the Costa Mesa and Santa Ana line, Newport Center and Tustin Legacy. North Orange County mixes Anaheim Canyon's industrial and tech buildings, the Orangethorpe Avenue corridor in Fullerton, Brea's offices and the medical campuses in Orange.

South Orange County is business parks and hospitals: Pacific Park in Aliso Viejo, Foothill Ranch, the Rancho Santa Margarita Business Park and Talega in San Clemente, with Providence Mission Hospital and MemorialCare Saddleback nearby. Coastal Orange County, from Seal Beach and Huntington Harbour to Corona del Mar, is mostly storefronts, restaurants and offices facing the ocean air.

Office window washing in the Irvine, Santa Ana and Costa Mesa core

Office glass is mostly an interior job. Glass-fronted conference rooms, sidelights, partitions and lobby vestibules collect fingerprints every day, and tenants notice them before almost anything else. Interior glass can ride along with nightly janitorial service or run on its own calendar, while exterior washing of lobby curtain walls and accessible windows is scheduled less often. Buildings along the I-405, SR-55 and I-5 also gather a gray film of traffic grime that comes off more cleanly when it is not left for a year.

  • Entry doors, push plates and sidelights wiped on every visit
  • Conference room and office glass walls cleaned edge to edge
  • Partitions, glass railings and display cases detailed
  • Exterior glass on accessible elevations washed, with frames and sills wiped
  • Hard water spots and mineral residue treated with methods safe for the glass

Storefront window cleaning for Orange County retail

Retail glass is judged from the parking lot. Storefronts at South Coast Plaza, the Irvine Spectrum Center, Brea Mall, The District at Tustin Legacy and the restaurant rows of Old Towne Orange and Downtown Fullerton pick up handprints at door height and dust and water spots lower down. The work is usually done early, before stores open, on a cycle set by foot traffic.

Salt air, sprinklers and how often to clean

Two local conditions decide how often exterior glass needs attention. Near the coast, salt spray leaves a haze that builds faster than inland dust, and across the county, sprinklers that hit lower windows leave mineral spots that harden if left alone. These are typical starting points; the walkthrough sets the actual schedule.

Typical glass cleaning frequency by property type
PropertyInterior glassExterior glass
Coastal storefronts and restaurantsWeeklyEvery two to four weeks
Offices in the central coreWith nightly janitorial, or weeklyQuarterly, with the entrance monthly
Medical office buildingsSeveral times a week at entries and waiting roomsQuarterly
Industrial and flex buildingsMonthly in office areasTwice a year

Window cleaning services in Orange County within one program

Glass work is supervised like the rest of an EBS program. Supervisors check it on routine inspections and record results in eHub, our inspection system, and any missed pane or streak stays on the corrective-action list until it is fixed. Window cleaners are background-checked, trained and in EBS uniform, backup staff keep the schedule when someone is out, and visits can be booked early morning, in the day, in the evening or on weekends.

Many buildings pair glass with our day porter service for lobby doors and with floor and carpet care. Request a walkthrough through the form or at (949) 375-3305, and a supervisor will review each entry and elevation with you.

Request a walkthroughAll questions
Do you wash exterior windows on multi-story office buildings?

Yes, on glass that can be reached safely. EBS cleans interior and exterior glass on storefronts, offices and multi-story buildings. At the walkthrough the supervisor reviews each elevation and confirms which exterior surfaces are in scope, so the proposal states plainly what is included.

Can window cleaning happen during business hours?

Yes. Interior glass and storefront entries are often cleaned in the daytime with little disruption, and exterior work can run while the building is open as long as walkways stay clear. Glass in conference rooms and executive suites is usually left for the evening, when those rooms are empty.

How do you deal with hard water spots from sprinklers?

With removal methods matched to the glass. Fresh spots come off in routine cleaning, while older mineral deposits need a dedicated treatment that is safe for coated or tinted glass. The longer-term fix is usually adjusting the sprinkler heads, which we point out to your landscape contact when we see the pattern.

Do you offer one-time window cleaning before an event or opening?

Yes. Glass can be cleaned once, seasonally or on a recurring cycle. One-time visits are common before a property tour, a grand opening, the holiday season or the end of a lease, and they can be combined with floor work or a deep clean on the same visit.
