Specialty Cleaning Services in Orange County
Project crews for post-construction cleanup, venue and festival events, deep cleans, equipment rooms and pressure washing across Orange County.
The short answer
EBS Maintenance provides specialty cleaning services in Orange County for the jobs a routine program does not cover: post-construction cleanup, event preparation and teardown, equipment and tech-room cleaning, delicate and historic surfaces, deep cleans and pressure washing. EBS has dedicated capacity for floor care, carpet, glass, pressure washing and project work, and supervisors scope, inspect and document each job, whether it is a single visit or a seasonal series.
Specialty cleaning services in Orange County, by job type
Specialty work is any cleaning with a start and an end date, or with requirements a nightly crew is not set up for. In Orange County, most requests fall into these groups.
- Post-construction cleanup after new builds, tenant improvements and remodels
- Event prep and post-event cleanup for venues, conferences and festivals
- Commercial deep cleaning before a move-in, sale, audit or reopening
- Server room, data closet and equipment cleaning with HEPA vacuums and anti-static tools
- Delicate surfaces in museums, galleries and historic buildings
- Pressure washing of walkways, entries, patios and dock aprons
- Transition cleans when a tenant moves out or a vendor changes
Post-construction cleaning amid the county's redevelopment
Large redevelopment projects keep construction cleanup in steady demand. Tustin Legacy, on the former Marine Corps Air Station Tustin, has added The District and the FLIGHT office campus; Anaheim's Platinum Triangle is being rebuilt with housing, offices and retail; the Village at Laguna Hills is replacing the old mall; and the former Westminster Mall site and Cypress Town Center and Commons are being redeveloped as mixed-use districts.
Post-construction cleaning usually runs in three passes. The rough clean removes debris and dust once trades finish heavy work. The final clean covers every surface top to bottom: high ledges, vents, glass, fixtures, cabinets and floors, removing paint overspray, labels and adhesive. A touch-up pass right before handover catches dust that settles after final inspections.
Event cleanup at venues and festivals
Orange County's event calendar is crowded. The Anaheim Convention Center sits within the Anaheim Resort, the OC Fair & Event Center and Segerstrom Center for the Arts are in Costa Mesa, the Honda Center and Angel Stadium anchor the Platinum Triangle, and Laguna Beach's summer arts festivals, including the Festival of Arts, Pageant of the Masters and Sawdust Art Festival, draw big seasonal crowds.
Event cleanup services cover the prep before doors open, attention during the event if requested, and the reset after: restrooms, trash and recycling, spills, seating and concourse floors, all completed to a turnaround time agreed with the venue.

Tech rooms, equipment and delicate surfaces
Irvine's technology and semiconductor companies and corporate offices across the county run server rooms and equipment spaces where dust shortens hardware life. Crews use HEPA-filtered vacuums and anti-static tools around racks and cabling, and stay out of any area your IT team has not cleared.
Museums and historic places need the opposite of aggressive cleaning. The Richard Nixon Presidential Library and Museum in Yorba Linda, the museum at Mission San Juan Capistrano and the older buildings of Old Towne Orange and the Los Rios Historic District are examples of settings where non-abrasive methods and museum-safe products protect finishes, display cases and exhibits.
Pressure washing and outdoor work
Shopping center walkways, office plaza entries, patios and dock aprons in Anaheim Canyon and other industrial areas collect gum, grease and grime, and coastal properties pick up salt residue. Pressure washing is scheduled overnight or early in the day to avoid foot traffic. In inland summer heat, outdoor work follows Cal/OSHA's outdoor heat illness rule, Title 8 section 3395, with water, shade and rest built into the plan.
Scoping, supervision and getting started
Every project starts with a site visit, a written scope and a fixed schedule. A supervisor runs the job, inspects the result before handover and logs it in EBS's eHub system, so you have a record of what was done. EBS works from one office in Corona and can follow a project with a recurring janitorial or floor care program if you want one. Request a walkthrough or call (949) 375-3305 to scope your project.

Questions we hear
Still not sure? A supervisor can answer at the walkthrough.
Request a walkthroughAll questionsWhen should post-construction cleaning be booked?
As early as possible, ideally when the construction schedule is set. Booking the rough, final and touch-up passes against the general contractor's milestones avoids a rush before handover, and gives the cleaning crew time to plan access, equipment and waste removal around other trades.
What does a commercial deep clean include?
Everything a routine clean skips. Typical deep cleaning covers high dusting, vents and light fixtures, baseboards and corners, walls and doors, interior glass, cabinet interiors, restroom descaling, carpet extraction and hard floor scrubbing. The exact list is set at the walkthrough to match the reason for the clean.
Can you clean up after a one-day event and have the space ready the next morning?
Usually, yes, if the turnaround is planned in advance. The crew size and schedule are set to the venue's reset deadline, and restrooms, trash, spills and floors are handled in the order the venue needs them. Larger events can add attendants during the event.
Do you clean server rooms without disturbing equipment?
Yes. Crews clean floors, surfaces and the outside of racks and equipment with HEPA-filtered vacuums and anti-static tools, under your IT team's access rules. Nothing is unplugged, opened or moved without permission, and subfloor or cable-tray work is scheduled with your team.
