Commercial Janitorial Services in Orange County

Recurring janitorial programs for Orange County offices, clinics and business parks, from Anaheim Canyon and South Coast Metro to the South County campuses.

The short answer

EBS Maintenance provides commercial janitorial services in Orange County for multi-tenant offices, medical buildings, R&D and flex space, and the industrial parks of the north county. With more than 25 years in commercial cleaning and over 10 million square feet serviced, EBS gives each building a written scope, a regular crew and a supervisor who inspects the work. Programs run nightly, during the day or on weekends.

Where EBS works across North, Central, South and Coastal Orange County

Central Orange County holds most of the office space: the Irvine Business Complex beside John Wayne Airport, the Irvine Spectrum, South Coast Metro around South Coast Plaza, Newport Center and the Santa Ana Civic Center, where city, county and federal buildings sit together.

North Orange County leans industrial. Anaheim Canyon, north of SR-91, is described as the county's largest industrial district, and Fullerton's Orangethorpe Avenue corridor and Brea's industrial parks follow the same pattern. South County runs on planned business parks such as Pacific Park in Aliso Viejo, Foothill Ranch, the Rancho Santa Margarita Business Park and Talega Business Park in San Clemente.

How the program changes by building type

A contract written for a glass office tower will not fit a medical building or a flex warehouse with a front office, so the walkthrough sorts each property first.

What commercial janitorial services in Orange County include

The nightly list covers the rooms people use every day. Baseboards, vents and upholstered seating sit on a weekly or monthly rotation, and floor refinishing, carpet extraction and interior glass are booked as periodic projects.

California's SB 1383 keeps organic waste out of landfill trash, so many buildings now run a separate organics bin in break rooms. Crews follow the property's sorting plan all the way to the enclosure.

  • Restrooms cleaned, disinfected and refilled
  • Trash, recycling and organics emptied and relined
  • Desks, counters and reachable ledges dusted
  • Break rooms and appliance fronts wiped down
  • Carpet vacuumed, hard floors dust-mopped or damp-mopped

Salt air on the coast, track-in dust inland

Buildings near the water in Newport Beach, Huntington Beach, Dana Point and Seal Beach collect a salty film on entry glass, and sand rides in on shoes. Programs there add glass detailing and walk-off matting at public doors.

Inland, the issue is grit. Front offices that share a building with docks in Anaheim Canyon or along Orangethorpe Avenue pick up dust from truck and forklift traffic, so entry carpet is vacuumed more often and the office-to-warehouse door gets periodic scrubbing.

Inspections, backup crews and one point of contact

Field supervisors check buildings on a regular cycle and record findings in eHub, EBS's inspection system. A missed item shows its corrective action and the date it was closed, which gives managers a record for owner reports.

If an assigned cleaner is out, a backup covers the shift. Urgent calls, such as a leaking restroom fixture before a tenant event, go through 24/7 priority support and supervisor escalation.

Changing janitorial contractors in Orange County

Most new accounts come from a building that already has a vendor. The switch starts with a walkthrough at (949) 375-3305, then a written scope, schedule and price. Before the first night, EBS collects keys, badges and alarm codes and lists any rooms that are off limits. Crews travel from the Corona office, and day porters, floor and carpet care, and disinfection can join the same contract.

Do you clean office buildings in South Coast Metro and the Irvine Spectrum?

Yes. Both districts fall within EBS's Central Orange County coverage. Each building gets its own scope based on tenant hours, after-hours HVAC, loading dock rules and access procedures, and a field supervisor is assigned to check the work. Crews travel to these buildings from the Corona office.

Can one contract cover our offices and a medical suite in the same building?

Yes. The scope separates clinical rooms from general office space and sets different products, a different order of cleaning and separate inspection points for each. Supervisors check the medical areas against that written protocol, so a single vendor can handle both without mixing routines.

Does EBS have an office in Orange County?

No. EBS runs every program from a single office in Corona, in neighboring Riverside County. Crews and field supervisors are sent from there to buildings in Irvine, Anaheim, Mission Viejo, Huntington Beach and the rest of the county, and one supervisor stays your contact throughout.

Our tenants work late. How do you schedule around them?

Crews start in vacated areas and finish occupied suites last, or the program splits into an early evening pass and a later full clean. Some buildings move restroom and lobby work into the daytime and keep the heavier tasks for overnight, when the floors are empty.

How are your cleaners screened before they enter our building?

Every EBS team member is vetted and background-checked before assignment, then trained and issued a uniform. EBS is licensed and insured, and crews work within your badge, key and escort rules, including restricted floors and rooms that need a tenant escort.
