Specialty Cleaning Services in Los Angeles County
One-time and periodic project cleaning for towers, studio campuses, aerospace plants and harbor-area industrial sites, from the Westside to the San Gabriel Valley.
The short answer
EBS Maintenance provides specialty cleaning services in Los Angeles County for the work a nightly program does not cover: post-construction cleanup after tenant build-outs, event preparation and cleanup, commercial deep cleaning, equipment-area cleaning and pressure washing. Behind it are more than 25 years in commercial cleaning and a staff of over 100, sent from our Corona office to towers, studio lots, aerospace campuses and port-side industrial sites across the county.
Specialty cleaning services in Los Angeles County, subregion by subregion
Los Angeles County is the largest and most mixed market we serve, so project work varies more here than anywhere else. Downtown means high-rise offices in the Financial District and Bunker Hill and older buildings in the Historic Core. The Westside adds Century City's towers and tech and media offices in Playa Vista, Culver City and Santa Monica.
The South Bay brings aerospace campuses in El Segundo, Hawthorne and Torrance, plus port and refinery-area industry in Carson, Wilmington and San Pedro. Southeast Los Angeles runs on manufacturing and distribution, from Commerce to Santa Fe Springs. Pasadena leads the San Gabriel Valley, and the Burbank Media District, Glendale and Warner Center set the pattern in the San Fernando Valley.
Post-construction cleaning after build-outs and renovations
Tenant improvements never really stop in a county this size. A tower floor is rebuilt for a new tenant, a creative office gets new glass walls, a suite is gutted and refinished. Trades leave fine drywall dust on every ledge and diffuser, labels on glass, overspray on frames and adhesive on hard floors. Post-construction cleaning in Los Angeles County is normally run in phases so the space is ready first for inspection and then for move-in.
- Rough clean: debris, packaging and loose dust cleared once the trades finish a floor
- Detail clean: ledges, sills, doors, frames, cabinets, fixtures and diffusers wiped top to bottom
- Glass: tape, labels and overspray removed from windows, partitions and door lites
- Floors: hard surfaces scrubbed and prepared for finish, carpet vacuumed and extracted
- Touch-up pass after punch-list repairs, scheduled just before tenants arrive
Matching the job to the property
The building type usually predicts which specialty work comes up. These are the common pairings across the county.
| Property type | Where it clusters | Typical specialty work |
|---|---|---|
| High-rise and Class A office | Financial District, Bunker Hill, Century City, Warner Center | Suite turnovers, move-in deep cleans, after-hours carpet extraction |
| Studio and media campuses | Burbank Media District, Culver City, Hollywood | Office and support-building resets, event prep and cleanup |
| Aerospace and hard-tech | El Segundo, Hawthorne, Torrance | Equipment-area dust removal, server rooms cleaned with HEPA and anti-static tools |
| Port and refinery-area industrial | Wilmington, San Pedro, Carson | Pressure washing of entries and walkways, break and locker room resets |

Commercial deep cleaning and event cleanup in practice
A deep clean is the reset that daily service never reaches: vents and light fixtures, baseboards and door frames, upholstery, carpet extraction, restroom grout and break room degreasing. Owners book it before a lease starts, after a reorganization, ahead of an audit or once a year as routine.
Event cleanup runs on the venue's clock. Crews prepare restrooms, lobbies and seating before doors open, then return after the last guest to clear trash, wash floors and reset furniture for the next booking.
Salt air, freeway grime and older finishes
Sites near the water in Santa Monica, Redondo Beach and San Pedro collect a salty film on railings, glass and exterior metal, so pressure washing comes up more often there. Buildings beside the I-405, I-110 and I-10 pick up road grime at entries. Older Downtown and Hollywood buildings often have marble, terrazzo and brass that harsh chemicals would damage, so products are chosen surface by surface.
How EBS staffs and closes out a project
A supervisor walks the site first and sets the scope, crew size and work windows: overnight in a tower, a weekend at a plant, daytime in an empty suite. At aerospace and other access-controlled sites, badge and escort rules go into the scope. Crews travel from our Corona office, the only EBS location.
The supervisor checks finished work against the punch list and logs it in eHub, our inspection system, so open items are tracked until fixed. Backup staff cover absences, and 24/7 priority support handles the urgent call before an opening. Projects often pair with our floor care and window cleaning. Request a walkthrough at (949) 375-3305.

Questions we hear
Still not sure? A supervisor can answer at the walkthrough.
Request a walkthroughAll questionsCan you clean a construction floor while the rest of the tower is occupied?
Yes, within the building's rules. Most occupied towers require crews to use the freight elevator, protect common corridors and keep noise down in business hours, so the dustiest phases usually run in the evening or on a weekend. The supervisor confirms those rules with property management before the crew is booked.
Do you offer event cleanup services in Los Angeles County?
Yes. EBS prepares event spaces beforehand and cleans them afterward, covering restrooms, lobbies, seating, floors and trash. Timing is set around the venue's schedule, and a supervisor checks the space before it is handed back. Venues with regular bookings can put cleanup on a standing calendar.
How is a deep clean different from our regular janitorial service?
A deep clean reaches what nightly service skips. Routine janitorial work keeps trash, restrooms, surfaces and floors in order, while a deep clean adds high dusting, vents, fixtures, baseboards, carpet extraction, grout and upholstery. Many buildings schedule one a year or before a big change such as a new tenant.
How do you price a one-time specialty project?
Price comes from a site visit, not a rate card. It depends on square footage, the condition of the space, the surfaces and finishes, access rules, the deadline and whether the work must happen at night or on a weekend. The walkthrough and estimate are free, and the quote lists exactly what is included.
