Janitorial Services in Los Angeles County

Nightly and daytime janitorial programs for Los Angeles County towers, creative offices, aerospace campuses and public buildings, planned around each building's access rules.

The short answer

EBS Maintenance provides janitorial services in Los Angeles County for downtown and Century City office towers, Westside media and tech offices, South Bay aerospace campuses, and the medical, civic and retail buildings of the San Gabriel and San Fernando Valleys. EBS has more than 100 employees and over 10 million square feet serviced, and every building runs on a written scope that a field supervisor checks. Crews come from EBS's Corona office on nightly, daytime or weekend schedules.

Janitorial services in Los Angeles County, subregion by subregion

The county is big enough that each subregion has its own building stock. These are the districts that set the shape of most programs EBS writes here.

  • Downtown and Central: Financial District and Bunker Hill towers, the Civic Center, Wilshire Boulevard offices through Koreatown and Mid-Wilshire
  • Westside: Century City's Avenue of the Stars, Santa Monica media offices, Playa Vista, Culver City's Hayden Tract
  • South Bay: El Segundo aerospace and defense campuses, Torrance corporate and manufacturing sites, the Rosecrans Avenue corridor
  • Southeast: Cerritos Towne Center offices, Downey's medical employers, Norwalk's public institutions
  • San Gabriel Valley: Pasadena's South Lake Avenue corporate center, Monrovia's Technology Corridor, the Pomona Civic Center
  • San Fernando Valley: Burbank's Media District, Brand Boulevard in Glendale, Warner Center, Ventura Boulevard medical offices

High-rise towers and multi-tenant floors

Tower work is vertical logistics. Crews sign in at the security desk, reserve the freight elevator, and work floor by floor so trash reaches the dock compactor before the loading window closes. Each tenant can have its own scope inside the base building contract, so a law firm's floor and a co-working floor are not cleaned the same way.

Lobby stone, elevator cabs and ground-floor glass get attention every night because they are what visitors judge the building by. Carpet extraction and hard-floor refinishing on tenant floors are scheduled as periodic projects, often on weekends when suites are empty.

Studios, media offices and irregular hours

In Burbank's Media District, the Hollywood lots, Culver City and the Westside creative offices, people often work past midnight during production. A fixed 7 p.m. start rarely works. Programs here use rolling start times, clean vacated wings first, and leave edit bays, screening rooms and equipment areas to written instructions about what may be touched.

Where a building never really empties, a daytime janitor or day porter handles restrooms and kitchens during the day, and the evening crew keeps the heavier floor and dusting work.

Government, aerospace and other secure buildings

Los Angeles County has a large share of buildings with controlled access: the Civic Center downtown, the Van Nuys Government Center, the Wilshire Federal Building corridor in Westwood, and the defense campuses around El Segundo. EBS has experience in public-sector and high-security facilities and works within escort, badge and clean-desk rules.

Team members are background-checked before assignment and trained not to move papers, open drawers or enter rooms they have not been cleared for. Supervisors confirm restricted areas with your security lead during the walkthrough.

Keeping a program consistent across a county this size

A field supervisor is assigned to each account and inspects on a set cycle, logging results in eHub along with any corrective action and when it was closed. Property managers deal with one contact instead of a dispatcher.

When a regular cleaner is out, backup staffing covers the shift. 24/7 priority support handles urgent requests, and start times are set with freeway traffic in mind because crews travel in from Corona.

Starting service or replacing a current vendor

Call (949) 375-3305 to set up a walkthrough. A supervisor tours the building, notes floor types, occupancy and access rules, and returns a scope, schedule and price. For buildings switching vendors, keys, badges and supply rooms are handed over before the first shift. Day porter coverage, floor and carpet care, and disinfection can be added to the same agreement.

Request a walkthroughAll questions
Can you clean a downtown or Century City tower where every tenant wants something different?

Yes. The base building scope covers lobbies, elevators, restrooms and common corridors, and each tenant floor can carry its own list of tasks and frequencies. Supervisors inspect against both, so a tenant's special requests are tracked separately from the landlord's contract and nothing falls between the two.

Do you clean production offices that keep irregular hours?

Yes. Crews can start on a rolling schedule, clean empty wings first and return to occupied rooms later, or split the work between a daytime pass and an evening clean. Edit suites, screening rooms and equipment areas are only cleaned to written instructions agreed with your team.

How do you work in buildings with government or defense tenants?

By following the building's own security rules. EBS has worked in public-sector and access-controlled facilities, team members are background-checked, and crews accept escorts, badge checks and restricted zones. The walkthrough sets out which rooms are off limits and who signs crews in.

Is there an EBS office in Los Angeles County?

No. EBS has one office, in Corona, and sends crews and field supervisors from there to buildings across Los Angeles County, from Pasadena and Burbank to Torrance and Santa Monica. Your supervisor is your direct contact regardless of where the building sits.

What affects the price of janitorial for a Los Angeles building?

Square footage, how many nights a week, restroom and kitchen counts, floor types, security and escort requirements, and whether tenants need separate scopes all change the price. EBS does not quote from a rate card; the number comes after a supervisor walks the building and writes the scope.
