Education Facility Cleaning Services

Daily cleaning for K-12 schools, colleges, universities and training centers, built around bell schedules, evening classes and the summer break.

The short answer

EBS Maintenance provides education facility cleaning services for K-12 schools, colleges, universities and training centers across Southern California. Crews disinfect desks and high-touch surfaces, sanitize and restock restrooms, and reset classrooms, labs, gyms, cafeterias and libraries after students leave, with optional day porters for midday upkeep. Every campus gets a written scope, background-checked staff and supervisor inspections logged in EBS's eHub system.

What education facility cleaning services include

A school is many building types under one roof: offices, assembly spaces, food service, athletic facilities and labs. The scope lists each space with its own tasks and frequency, so a chemistry lab is not cleaned like a hallway. These are the core items and how they are handled:

  • Classrooms, hallways and labs: desks, chairs and counters wiped, trash and recycling emptied, floors vacuumed or mopped; lab benches cleaned while chemicals, specimens and instruments are left to lab staff
  • Restrooms: fixtures, partitions and touchpoints disinfected, dispensers refilled, floors mopped, and damage or graffiti reported the same day
  • High-touch disinfection: door handles, light switches, railings, water fountains and shared keyboards treated with an EPA-registered disinfectant left wet for its full contact time
  • Gyms, cafeterias and libraries: wood gym floors dust-mopped with treated mops instead of soaked, cafeteria tables and floors reset after meal service, library carpet and stacks cleaned with HEPA vacuums
  • Locker areas and entrances: benches and shower areas cleaned and disinfected, entry mats vacuumed, door glass wiped
  • Floor care: daily vacuuming and mopping, periodic machine scrubbing, and full strip-and-refinish during breaks
  • After-school or evening crews scheduled around dismissal, clubs and night classes
  • Optional day porter for lunch periods, restrooms and spills

Health, safety and clearance on campus

Schools deal with bodily fluids more often than most buildings: playground injuries, nosebleeds and stomach bugs. Crews who clean them up are trained under Cal/OSHA's bloodborne pathogens standard, Title 8 section 5193, carry the right protective equipment, and use a disinfectant whose label covers norovirus when a gastrointestinal illness is going around. Chemicals stay locked in custodial closets, never on carts left unattended in hallways, and green, non-toxic products are available for campuses that prefer them.

Clearance matters as much as cleaning. Schools set their own rules for contractor staff, and in California those commonly include Department of Justice fingerprinting for anyone who may have contact with students. EBS team members are vetted and background-checked, and campus-specific clearance is confirmed before the first shift. Administrative offices hold student records protected by the federal privacy law FERPA, so crews empty bins and clean surfaces without handling papers or files.

Cafeteria waste is sorted into organics, recycling and trash to fit California SB 1383 and the district's own collection program.

Setting the standard with APPA's cleaning levels

Many education facilities teams describe cleanliness using the five appearance levels in APPA's custodial staffing guidelines, from Level 1, orderly spotlessness, through ordinary tidiness, casual inattention and moderate dinginess, to Level 5, unkempt neglect. The level a campus chooses drives how many cleaners it needs and how often each space is serviced.

Most campuses do not pick one level for everything. Restrooms, health offices, cafeterias and admissions areas are usually held to a higher level than storage rooms or back corridors. EBS writes the scope against the levels the campus sets, so staffing and frequency match the expectation instead of being guessed.

School-year rhythm: evening crews, day porters and summer projects

The main clean happens after dismissal, once after-school programs and sports practices clear out. Colleges with night classes push the crew later or split buildings across evening and overnight shifts, and weekend events such as games, performances and graduations get their own setup and recovery cleans.

Day porters cover the hours when students are present: resetting the cafeteria between lunch waves, checking restrooms after passing periods and handling spills. Winter and spring breaks are used for carpet extraction and machine scrubbing, and summer is reserved for the heavy work: stripping and refinishing hard floors, high dusting, deep restroom cleaning and preparing rooms for the first day.

Many public districts keep their own custodial staff. Outside crews are often brought in for private and charter schools, college buildings, training centers, summer projects and supplemental coverage, and EBS can either support an in-house team or take on a full building.

School and university cleaning across Southern California

EBS serves campuses in Orange County, Los Angeles County, Riverside County, San Bernardino County, San Diego County and the Coachella Valley, and each region has a page describing its colleges, universities and school settings. All crews are sent from the company's one office in Corona. Request a walkthroughAll questions
Do you provide K-12 janitorial services as well as college and university work?

Yes. EBS cleans elementary, middle and high school campuses as well as college and university buildings and training centers. The scope changes with the setting: K-12 work centers on classrooms, restrooms and cafeterias, while university custodial services add labs, lecture halls, libraries and buildings with evening hours.

Can you clean while students are on campus?

Yes, within limits. A day porter can reset the cafeteria, check restrooms and clean up spills during school hours. Vacuuming, machine work and full restroom cleaning are kept for after dismissal, when hallways are empty and equipment is not in the way.

How do your crews handle vomit or blood in a classroom?

As a bloodborne pathogen cleanup. Staff wear gloves and other protective equipment, contain and remove the material with an absorbent, then disinfect the area with a product whose label covers the likely pathogen. They are trained under Title 8 section 5193 and dispose of waste as the school's plan directs.

When should a school schedule deep cleaning?

During breaks. Summer is the best window for floor stripping and refinishing, high dusting and deep restroom work, because rooms can stay closed while finish cures. Winter and spring breaks suit carpet extraction and machine scrubbing. Booking these early keeps them from colliding with summer school or campus construction.

How many custodians does a school need?

It depends on square footage, the APPA cleaning level chosen, floor types, building age and how many hours the campus is in use. EBS sets staffing after a walkthrough, starting from the level the school wants for each type of space and working back to crew size and hours.
