Disinfection Services in Orange County
Scheduled and on-call disinfection of high-touch surfaces for Orange County offices, clinics, campuses and hotels, with products used the way the label requires.
The short answer
EBS Maintenance provides disinfection services in Orange County for offices, medical suites, schools, hotels and shared workspaces, treating door hardware, elevator buttons, restrooms, breakrooms and shared equipment with EPA-approved products. Disinfection can be built into a nightly janitorial program, run on its own schedule, or booked on call after an illness report, and each visit is backed by supervisor inspections and documented completion.
Disinfection services in Orange County office buildings
The county's office core, from the Irvine Business Complex and Irvine Spectrum to South Coast Metro, Newport Center and Santa Ana's Metro East, is dominated by multi-tenant buildings where many tenants and visitors touch the same few surfaces each day. Office disinfection there focuses on the points everyone shares rather than spraying whole rooms.
- Lobby door pulls, push plates and turnstile or badge-reader surfaces
- Elevator call buttons and car panels
- Restroom fixtures, partitions, dispensers and faucet handles
- Breakroom counters, refrigerator and microwave handles, coffee machines
- Conference room tables, chair arms and shared remotes
- Hot-desk surfaces and shared phones where tenants request it
- Stair rails and handrails
Clean first, then disinfect
A disinfectant cannot work through grease, dust or residue, so surfaces are cleaned before they are disinfected. The product then has to stay wet on the surface for the contact time printed on its label, which can range from under a minute to several minutes depending on the product and the organism. Wiping it off early leaves a surface that only looks treated.
EBS uses EPA-approved disinfection products, follows CDC, OSHA and manufacturer guidance on use and dwell time, and keeps safety data sheets available for your facility team. Green, non-toxic products are available for general cleaning on request, and the scope notes which surfaces need a registered disinfectant and which only need cleaning.

When electrostatic disinfection makes sense
Electrostatic sprayers give droplets a charge so they wrap around and cling to surfaces, which helps cover chair backs, desk edges and other complex shapes evenly. It is useful for large shared spaces: classrooms at campuses such as Cal State Fullerton, Chapman University, Orange Coast College or Saddleback College, training rooms, gyms and event space at venues like the OC Fair & Event Center.
It is not a substitute for wiping. Heavily soiled surfaces still need cleaning first, and sensitive electronics are covered or wiped by hand. EBS recommends electrostatic application where it adds coverage, not as a default on every visit.
Medical offices, hotels and senior communities
Some of the county's busiest medical office space sits inside retail districts: Little Saigon along Bolsa Avenue in Westminster and Garden Grove, and Koreatown on Garden Grove Boulevard, both dense with clinics alongside shops and restaurants. Waiting rooms, check-in counters, exam rooms and restrooms in these practices are disinfected after patient hours, with restricted areas reviewed at the walkthrough.
The Anaheim Resort's hotels and convention center, the Harbor Boulevard hotel corridor and Leisure World in Seal Beach, with its on-site medical center, all bring shared spaces where many people pass through each day.
Scheduled or on call
Most Orange County clients use a combination of the three options below, set in the scope and adjusted as needs change.
Every option is supervised the same way: inspections are logged in EBS's eHub system and corrective actions are tracked to completion. Crews travel from the company's single office in Corona, and a walkthrough is the first step. Request one online or call (949) 375-3305.
| Option | When it fits |
|---|---|
| Built into nightly janitorial | Touchpoints and restrooms disinfected on every visit as standard |
| Scheduled stand-alone visits | Weekly or monthly electrostatic or deep disinfection of shared spaces |
| On call | After an illness report, before an event, an inspection or a tenant move-in |

Questions we hear
Still not sure? A supervisor can answer at the walkthrough.
Request a walkthroughAll questionsCan you disinfect after someone in our office reports being sick?
Yes. On-call disinfection can be requested through EBS's 24/7 priority support line, and the visit is scheduled around building access and crew availability. Tell us which areas the person used, and the crew treats those workstations, restrooms and shared spaces first before moving on to the rest of the floor.
Which disinfectants do you use?
EPA-approved products, chosen for the surfaces and the organisms of concern. Where coronavirus claims matter, products on EPA List N can be used. Every product is applied at its label contact time, and safety data sheets are shared with your facility team before work starts.
Is electrostatic spraying safe around people?
It is done when spaces are empty. Crews apply electrostatic disinfection after hours, follow the product label for re-entry, and cover or hand-wipe sensitive equipment. Rooms are ready for normal use the next morning, and food-contact surfaces are rinsed if the product label calls for it.
Is disinfection priced separately from janitorial service?
It can be either. Touchpoint disinfection is usually included in a janitorial scope, while electrostatic or on-call visits are quoted separately. Square footage, the number of touchpoints, frequency and access hours all affect cost, and a walkthrough produces a written price.
