Cleanroom Cleaning Services in Orange County

Controlled-environment cleaning for Orange County's device makers, electronics plants and research suites, done to your SOPs and logged for every visit.

The short answer

EBS Maintenance provides cleanroom cleaning services in Orange County for ISO-classified and GMP-regulated space: medical device assembly rooms, electronics and semiconductor clean areas, pharmaceutical suites and research labs. With more than 25 years in commercial cleaning behind it, EBS runs these programs with gowned crews, non-shedding tools and a cleaning log for every visit, so your quality team can see what was cleaned, when and by whom.

Where Orange County's controlled environments sit

Central Orange County holds the densest cluster. Irvine's technology, semiconductor and medical device companies fill R&D and lab buildings in the Irvine Spectrum and the Irvine Business Complex near John Wayne Airport, and Costa Mesa's southwest industrial side has electronics and pharmaceutical firms. Santa Ana and Fountain Valley add electronics makers, including circuit-board producer TTM Technologies in Santa Ana and Kingston Technology in Fountain Valley.

South County is device country. Aliso Viejo's Pacific Park houses medical device companies, Rancho Santa Margarita counts medical device maker Applied Medical among its major employers, and San Clemente is home to ICU Medical, with office and medical-related tenants at Talega Business Park. In North County, Brea's Kraemer Boulevard is the base of Beckman Coulter Diagnostics, and Savi Ranch in Yorba Linda mixes biomedical and R&D firms beside SR-91.

Cleanroom cleaning services in Orange County, area by area

Every classified space is cleaned from the cleanest zone toward the exit, and from ceilings and walls down to the floor, so particles move away from product. Crews gown to your procedure, use pre-wetted or lint-free wipes and HEPA-filtered vacuums, and bring nothing into the room that has not been approved for it.

Device assembly, electronics and pharma: what changes

Medical device assembly rooms tend to run under GMP documentation, so the order of cleaning, the products used and any disinfectant rotation come straight from your written procedures. EBS crews work to those documents rather than to a generic checklist, and the log mirrors the steps your auditors expect to see.

Electronics and semiconductor clean areas care most about particles and static, so crews use anti-static methods where boards or wafers are exposed and wipe only the surfaces your engineers approve. Pharmaceutical suites add product-contact rules and stricter material transfer, mapped room by room at the walkthrough.

Scheduling around Orange County production shifts

Many South County and Irvine manufacturers run more than one shift, so cleaning slots into shift gaps, line changeovers or a late-night window, with weekends and planned shutdowns used for walls, ceilings and full floor resets. Day, evening, overnight and weekend slots are all on offer, so the cleaning calendar follows your production plan.

Dry Santa Ana wind days push fine dust into parking lots, lobbies and dock doors across the county. That load shows up first in gowning rooms and airlocks, and supervisors can add an extra anteroom pass during those stretches without changing the rest of the scope.

Logs, inspections and audit readiness

Each visit produces a cleaning log and service report that records the rooms, tasks, products and the person who did the work, ready for internal audits and customer or regulator inspections. Supervisors also inspect through EBS's eHub system, which tracks findings and the corrective action taken, so a gap is closed and documented rather than just mentioned.

Trained professionals are assigned for consistency, and backup staffing covers absences. Gowning steps and room order are written into the scope, so anyone covering a shift works from the same instructions.

Starting a program from Corona

EBS operates from one office in Corona, and crews travel into Orange County along SR-91. A supervisor walks your controlled areas with your quality or facilities lead, reviews ISO 14644 room classifications, gowning rules and SOPs, then proposes a scope, schedule and price. Request a walkthrough or call (949) 375-3305. Disinfection, specialty projects and janitorial service for the surrounding offices are available too.

Request a walkthroughAll questions
Do your crews follow our cleanroom SOPs or their own procedure?

Your SOPs come first. The walkthrough collects your gowning procedure, approved products, cleaning sequence and frequencies, and the scope is written to match them. Where a procedure is silent, EBS proposes a method and your quality team approves it before it goes into the log template.

What records do we receive after each visit?

You receive a cleaning log and service report for every visit. They show which rooms were cleaned, what tasks were completed, which products were used and who performed the work, so the records can be pulled straight into an audit or inspection file.

Can you also clean the offices and labs outside the classified rooms?

Yes. Many Orange County sites pair a cleanroom program with janitorial service for offices, restrooms and breakrooms. The scope keeps cleanroom tools and supplies separate from general cleaning equipment, so nothing used in a lobby or restroom ends up inside a controlled space.

How is a cleanroom program priced?

Pricing comes from the walkthrough rather than a rate card. Room count and size, ISO class, gowning level, cleaning frequency, documentation requirements and the hours you can give the crew all change the cost. You receive a written scope with the price, so you can see exactly what is included.
