Specialty Cleaning Services in San Diego County
Project cleaning for lab and R&D space between tenants, secure public buildings, new industrial space near the border and event venues downtown.
The short answer
EBS Maintenance performs specialty cleaning services in San Diego County for research and tech buildings, secure and public facilities, cross-border logistics sites and event spaces, covering post-construction cleanup, commercial deep cleaning, equipment-area cleaning, event cleanup and pressure washing. EBS runs ISO- and GMP-aligned cleanroom programs and has worked inside high-security, access-controlled facilities, and its crews travel to San Diego County from our Corona office.
Where specialty cleaning services in San Diego County are needed
The research corridor drives much of the demand. Sorrento Valley and Sorrento Mesa, Torrey Pines Mesa in La Jolla, the Golden Triangle around UTC and the Palomar Airport Road business parks in Carlsbad hold life-science, tech and medical-device companies whose space turns over as firms grow, merge or move.
Kearny Mesa mixes industry, offices and a large county office complex. Downtown San Diego has courthouses, government offices, hotels and the convention center, and Mission Valley runs on offices, malls and the Hotel Circle lodging corridor. In the South Bay, Otay Mesa's logistics and manufacturing grow around the commercial border crossing, while East County industry clusters at Gillespie Field in El Cajon.
Turning over lab, R&D and tech space
When a lab tenant leaves or a new one arrives, cleaning starts only after the tenant's environmental health and safety team has removed chemicals, biological materials and regulated waste. From there, crews take on the non-hazardous work in a set order.
- Confirm with the tenant or landlord that hazardous materials are cleared and signed off
- High dusting of ceilings, vents and light fixtures, working from the top down
- Benches, casework, sinks and shelving cleaned with products approved for the space
- Hard floors scrubbed and, where the landlord wants it, prepared for refinishing
- Offices, conference rooms, restrooms and break rooms deep cleaned for the next tenant
Cleanrooms and equipment areas
Where the space includes a cleanroom, the work follows EBS's ISO and GMP-aligned approach: gowning and entry rules, non-shedding tools and a cleaning log and service report for the file. In server rooms and instrument areas, crews use HEPA-filtered vacuums and anti-static tools and stay clear of anything the scope marks as off limits.

Secure, public and defense-adjacent buildings
Defense and government are pillars of the San Diego economy, and the buildings that serve them come with rules: visitor badges, escorts, restricted floors and lists of who may enter which rooms. EBS brings public-sector and high-security experience, and specialty crews follow the site's access plan exactly. Deep cleans in courthouses, county offices and contractor buildings are usually scheduled for nights and weekends, when fewer people are inside.
Final cleans and pressure washing in industrial areas
New industrial buildings in East Otay Mesa, Vista Business Park and the Oceanside and Gillespie Field industrial areas need final cleans before tenants move in: office pods, restrooms and glass detailed, slabs swept and scrubbed. Truck traffic near the border crossing tracks dirt onto entries and walkways, which makes pressure washing a common add-on there.
Event cleanup downtown and on the bayfront
The San Diego Convention Center, Petco Park and the Gaslamp Quarter keep downtown busy with events, and Mission Valley's hotels, the Gaylord Pacific Resort and Convention Center in Chula Vista and Liberty Station in Point Loma add more. For event spaces and hotels in these districts, EBS prepares restrooms, lobbies and floors beforehand and cleans up afterward, with timing tied to load-in and load-out.
Supervision and getting started
Every project has a supervisor who scopes it at the walkthrough, checks the work as areas finish and logs inspections in eHub, our quality system, with each corrective action tracked to the end. Crew members are vetted, background-checked, trained and uniformed, backup staff fill gaps, and work can run overnight, on weekends or in daytime windows. Window cleaning, floor care and warehouse cleaning can join the same visit. Call (949) 375-3305 or request a walkthrough online.

Questions we hear
Still not sure? A supervisor can answer at the walkthrough.
Request a walkthroughAll questionsCan you clean a lab after the tenant moves out?
Yes, once hazardous materials are gone. The departing tenant or landlord must clear chemicals, biological materials and regulated waste first. EBS then cleans benches, casework, floors, glass and support areas so the space is ready to show or hand over, and the scope lists exactly which rooms and surfaces are included.
Do your crews work in secure or government facilities?
Yes. EBS has experience in government buildings and in high-security, access-controlled facilities. Crews follow the site's badge, escort and confidentiality rules, and restricted rooms are spelled out in the scope. Any site-specific access requirement is reviewed at the walkthrough before a crew is assigned.
Do you offer post-construction cleaning in San Diego County?
Yes. Post-construction cleaning covers new buildings and tenant improvements, from Otay Mesa industrial space to Golden Triangle offices. The work runs in phases (rough clean, detail clean and a final touch-up), and the supervisor walks each area with your contractor before handover.
How does salt air change exterior cleaning near the coast?
It makes washing more frequent. Salt settles on railings, signs, light poles, exterior metal and glass at sites in Point Loma, Coronado and along the bayfront, and left alone it dulls finishes. Coastal properties usually schedule pressure washing and exterior wipe-downs more often than inland ones, and the walkthrough sets the interval.
