Shared lab buildings: who cleans what

Many San Diego life-science companies lease suites in multi-tenant lab buildings rather than owning a campus. That splits responsibility: the landlord usually covers lobbies, corridors, restrooms and shared loading areas, while each tenant is responsible for its own labs, cleanrooms and gowning rooms.

EBS can work for either side, or both, but the scope draws a hard line between them. Tenant cleanroom work uses dedicated tools and supplies that never travel to common areas, and the log for each controlled suite is kept separately so a tenant's quality file contains only its own records.

ISO cleanroom cleaning, step by step

Each room is cleaned to its ISO 14644 classification and your written procedure. Crews gown in the anteroom, clean the gowning area and pass-throughs first, and then work through the classified room from ceiling and walls to work surfaces and finally the floor, moving from the cleanest point toward the exit.

Tools are non-shedding, wipes are lint-free, and HEPA-filtered vacuums are used where dry pickup is allowed. Products and any rotation between agents come from your approved list, applied at the label's contact time. Waste leaves in sealed bags by the route your procedure names.

Lab turnovers and project work

Lab suites in Sorrento Mesa, the Golden Triangle and Carlsbad change hands as companies grow, merge or move. A vacated suite usually needs a deep clean after decommissioning, and a new tenant needs a controlled space brought to a clean starting point before qualification.

These are one-time projects rather than recurring programs. EBS scopes them separately, with surfaces, ceilings, walls, floors and casework cleaned top to bottom and documented, and can then hand the space into a recurring cleanroom program if the new tenant wants one.

Security, supervision and the Corona connection

Defense and government work shapes San Diego, from Naval Base San Diego to the aerospace manufacturers in Poway and at El Cajon's Gillespie Field, and EBS has experience in high-security and access-controlled facilities that carries into this market. Supervisors inspect through the eHub system and track corrective actions, while backup staffing covers absences. EBS has one office, in Corona, and sends crews south on I-15 for day, evening, overnight or weekend schedules. Request a walkthrough or call (949) 375-3305.

Request a walkthroughAll questions
Can you clean a single tenant's cleanroom in a multi-tenant lab building?

Yes. A tenant can contract for its own labs and cleanrooms even when the landlord has a separate janitorial vendor for common areas. The scope lists exactly which rooms belong to the tenant, and access is arranged through the tenant's badge and escort rules.

Do you follow a disinfectant rotation in GMP areas?

Yes, when your procedure calls for one. The approved agents, rotation schedule and contact times are copied from your SOP into the EBS scope, and the log records which product was used on each visit so your quality team can verify the rotation was kept.

Can you prepare an empty lab suite for a new tenant?

Yes. Post-decommissioning and pre-occupancy cleans are handled as one-time projects with their own scope. The space is cleaned top to bottom, including ceilings, walls, casework and floors, and the work is documented room by room so the incoming tenant has a written record before equipment arrives and qualification begins.

Do you cover North County and South Bay sites as well as central San Diego?

Yes. The service area runs from Oceanside, Carlsbad and Vista in North County Coastal through Escondido, Poway and Rancho Bernardo inland, to El Cajon and Santee in East County and Chula Vista and Otay Mesa in the South Bay. Each site gets the same documented program, wherever it sits in the county.
