Janitorial Services in San Diego County
Recurring janitorial programs for San Diego County office and lab buildings, government offices and business parks, from Oceanside to Otay Mesa.
The short answer
EBS Maintenance provides janitorial services in San Diego County for life-science and technology buildings in Sorrento Valley, Torrey Pines Mesa and Carlsbad, downtown and Mission Valley offices, government and defense-related buildings, and business parks from Oceanside to Otay Mesa. EBS has more than 25 years in commercial cleaning and experience in high-security, access-controlled facilities. Each building gets a written scope, a regular crew and supervisor inspections on a nightly, daytime or weekend schedule.
Office and lab buildings in the research corridors
San Diego's biotech cluster centers on La Jolla and Sorrento Valley, with Sorrento Mesa, University City's Golden Triangle and Torrey Pines Mesa close by, and Carlsbad's Palomar Airport Road business parks hold another concentration of life-science and medical-device firms. Many of these buildings put offices and labs under one roof, so the janitorial scope has to draw a clear line between them.
That line is set at the walkthrough, room by room, with the client's lab or EHS contact.
| Area | Janitorial approach |
|---|---|
| Offices, conference rooms, break rooms | Cleaned on the regular schedule like any office floor |
| Corridors and shared restrooms | Cleaned and disinfected every visit, with extra attention near lab entrances |
| Lab floors outside controlled rooms | Only to the lab's written protocol and approved products; benches and instruments left alone |
| Cleanrooms and controlled suites | Handled under a separate cleanroom program aligned with ISO and GMP, with cleaning logs |
| Shipping rooms and docks | Swept and emptied; no handling of chemical or biological waste |
Janitorial services in San Diego County, from North County to the border
In North County Coastal, crews work in Carlsbad, Oceanside's Ocean Ranch Corporate Center and the Vista Business Park. North County Inland includes the Rancho Bernardo business park on I-15, Escondido, Poway and San Marcos. Central San Diego covers the downtown Core and Marina districts, Mission Valley, Kearny Mesa and UTC.
East County takes in El Cajon's Gillespie Field business parks and the Grossmont medical area in La Mesa. The South Bay runs through Chula Vista and National City to Otay Mesa and San Ysidro. Crews travel to all of them from EBS's office in Corona.

Defense, federal and county offices
Defense and the military are among San Diego's largest economic sectors, and government offices fill a large share of downtown and Kearny Mesa, where the County of San Diego runs a large office complex. Buildings tied to these tenants often require visitor badges, escorts and rooms that stay locked.
EBS has worked in public-sector and high-security facilities. Team members are background-checked and trained to clean around confidential documents and equipment without touching them, and supervisors agree the rules for each restricted room with your security officer before service starts.
Coastal air and cross-border dust
Near the water, in the downtown Marina district, Liberty Station, Carlsbad Village and Oceanside's harbor area, salt film builds up on entry glass and metal door hardware. Programs there wipe glass and push plates more often and bring in periodic detailing.
At the other end of the county, offices for logistics and customs brokerage firms near the Otay Mesa Port of Entry deal with truck traffic and dust. Those front offices get more frequent entry vacuuming and mat service, and their restrooms, often shared with drivers, are restocked on every visit.
Inspections and coverage
A field supervisor inspects each building on a schedule and records the results in eHub, including any corrective action and when it was finished. Backup staffing covers absences, and 24/7 priority support routes urgent problems to a supervisor. Questions we hear
Still not sure? A supervisor can answer at the walkthrough.
Request a walkthroughAll questionsWill your janitorial crews clean inside our labs?
Only where you want them to and only under your written protocol. Most combined buildings keep janitorial work to offices, corridors, restrooms and break rooms, with lab floors cleaned to the lab's rules and benches left alone. Controlled rooms go under a separate cleanroom program with its own logs.
Do you have experience with defense-related or federal tenants?
Yes. EBS has public-sector and high-security experience and works within badge, escort and clean-desk rules. Team members are background-checked before assignment, and restricted rooms are identified with your security officer during the walkthrough so crews know exactly where they may go.
Do you work in North County and East County, or only in the city of San Diego?
Both. EBS's San Diego County coverage includes North County Coastal, North County Inland, Central San Diego, East County and the South Bay. Crews and supervisors travel from the Corona office to buildings from Oceanside and Escondido to El Cajon and Chula Vista.
How do we move from our current janitorial company to EBS?
It starts with a walkthrough and a written scope. Once you approve it, EBS gathers keys, badges, alarm codes and supply-room details, confirms restricted areas, and sets a start date that lines up with your current contract. Supervisors inspect more often in the first weeks to catch any gaps.
