Window cleaning pricing

How Much Does Commercial Window Cleaning Cost?

Glass is priced by how much there is, how hard it is to reach and what condition it is in. Here is how each of those shows up in a quote.

The short answer

Commercial window cleaning cost depends on how many panes there are, how high they sit and how the crew reaches them, whether the job is interior, exterior or both, and the condition of the glass, especially hard water staining. Ground-level storefront glass is the least expensive to clean, while upper-story glass that needs lifts or specialist access costs more. Vendors price per pane, per visit or per building, and a walkaround count of the glass is the basis of any fair quote.

Per pane, per visit or per building: which model fits?

Each pricing model suits a different kind of property. Window washing cost per pane works well when the glass varies in size and access, because the vendor can count panes by size and height and price each class. Storefronts on a recurring route are usually priced per visit. Multi-story buildings are often priced per elevation, since each face may need a different access method. Interior partitions and irregular glass are sometimes billed hourly.

Why access is the biggest variable in commercial window cleaning cost

Ground-floor glass is cleaned with a squeegee, scrubber and short ladders. Above that, many crews use water-fed poles: telescoping poles that deliver purified water through a brush, cleaning upper windows from the ground and drying without streaks because the water carries no minerals. When glass is beyond pole reach, or set back behind landscaping and overhangs, the job may need a boom or scissor lift, operator training, and sometimes closures of parking or walkways.

Higher still, buildings need rope descent systems or powered platforms on engineered roof anchors, which is specialist work under Cal/OSHA's window cleaning safety orders. Quotes that require that kind of access are priced on a different basis entirely, so ask each bidder to state the access method for every elevation.

Interior, exterior or both

Exterior glass collects dust, pollen and mineral spotting and is usually cleaned more often than interior glass. Interior work covers the inside of perimeter windows plus partitions, conference room walls, doors and lobby glass, and it is slowed by furniture, window treatments and after-hours access. An office window cleaning price that includes both sides costs more per pane but avoids two separate mobilizations. Fingerprints on entry doors and partitions are a daily janitorial or porter task, not a reason to book a window crew.

Hard water, sprinklers and other condition problems

Irrigation overspray is the classic Southern California glass problem. Sprinklers that hit windows leave calcium and other minerals that dry into white spots, and left long enough those deposits can etch the glass. Removing them takes mineral removers, careful polishing and much more time per pane, so it is priced as a separate line from routine cleaning. Paint, stucco and adhesive left from construction, tinted or coated glass that cannot be scraped, and frames, sills, tracks and screens all add time as well.

Wash water deserves a question too. Detergent rinse running across a parking lot toward a storm drain can conflict with local stormwater rules, so ask the vendor how it captures or manages runoff on your site, and whether plain purified water is used where possible.

Storefront window cleaning cost on a route

Storefront glass is low, easy to reach and highly visible, so it is usually cleaned often on a route at a modest per-visit price. The per-visit figure looks small, but over a year it can exceed one thorough quarterly cleaning of a much larger office building. Compare annual totals, and decide whether inside glass is included on every visit or only some of them. Retail centers often set one route for every tenant's storefront and bill it through the center.

What to put in a window cleaning request

A clear request lets bidders price the same job and lets you check the work afterward. Before asking for prices, gather the following details, ideally with a marked-up elevation drawing, so every vendor quotes against the same glass count and conditions.

  • Pane count, interior and exterior, by elevation and floor
  • Access method expected for each elevation
  • Whether frames, sills, tracks and screens are included
  • Hard water removal as a separate, itemized line
  • Schedule, plus how weather delays are handled
  • Insurance covering work at height
  • Care requirements for tinted film or coated glass

How EBS quotes glass cleaning

EBS cleans interior glass, including windows, doors, partitions and conference rooms, and all accessible exterior glass, from storefronts and entryways up. Hard water spots and mineral buildup are removed with safe techniques, and service can be recurring or booked once for a season or an event. Before pricing, a supervisor walks the property to count the glass and check how each elevation can be reached.

Request a walkthroughAll questions
Why does upper-floor glass cost so much more?

Because access drives labor and risk. Glass a water-fed pole can reach costs a little more than ground-floor glass, while glass that needs a lift or rope access adds equipment, training, setup time and insurance. The same pane can cost several times as much on a high floor.

Is window washing cost per pane the same for every pane?

No. Vendors usually group panes by size and height, and divided-lite windows are counted per section. Panes behind landscaping, over stairs or above canopies cost more because they take longer to reach. Ask for the size classes the quote uses so you can check the count.

Should interior glass be part of the janitorial contract?

Partly. Door glass, sidelights and smudged partitions belong in the nightly or porter scope, since they are touched every day. Full cleaning of interior perimeter windows is periodic work and is better listed separately, so it is scheduled and checked rather than squeezed into a busy night.

Can hard water stains always be removed?

Not always. Fresh mineral spots usually come off with the right products and technique. Deposits left for years can etch the glass surface, and at that point removal becomes restoration work with less predictable results. Redirecting sprinklers away from the glass is the cheapest fix.
