Sorrento Valley janitorial
Janitorial Services in Sorrento Valley, CA
Nightly and daytime janitorial programs for Sorrento Valley's research and technology buildings, with clear lines between what the crew cleans and what lab staff keep.
The short answer
EBS Maintenance runs recurring janitorial services in Sorrento Valley, CA for biotech and research buildings, technology campuses and office space on Sorrento Mesa and the valley floor. Programs cover offices, restrooms, break rooms, cafeterias, lobbies and lab-adjacent corridors on a written daily, weekly and periodic schedule, and a field supervisor checks the work in eHub and follows every correction through.
Where the janitorial scope stops and the lab begins
In a research building, the most important line in the janitorial scope is the one between custodial work and lab work. Crews typically handle offices, restrooms, break rooms, conference rooms and corridors, plus trash, recycling and floors in lab areas the research team has opened to them.
Writing that boundary down protects experiments, keeps crews away from hazards they are not equipped for, and stops tasks from falling into the gap between two teams.
| Usually janitorial | Usually lab staff or specialists |
|---|---|
| Office and conference room cleaning | Bench tops and instrument surfaces |
| Restrooms, break rooms and cafeterias | Fume hoods and biological safety cabinets |
| Ordinary trash and recycling | Chemical, biological and sharps waste |
| Floors in approved lab areas and corridors | Equipment decontamination |
Janitorial services in Sorrento Valley, CA: the routine
Each night, crews pull trash and recycling, clean and restock restrooms, clean break rooms and cafeteria seating, disinfect door handles, push plates and elevator buttons with EPA-approved products, and vacuum or damp-mop by surface. Lobbies and main entrances are finished last.
Weekly tasks rotate through dusting, baseboards, interior glass and restroom detail. Periodic tasks (carpet extraction, scrubbing and refinishing of corridor floors, high dusting) go on a calendar so they never compete with the nightly routine. Green products are available for tenants who ask for them.
Building types on the mesa and in the valley
Sorrento Mesa, where Qualcomm is headquartered on Morehouse Drive, is known for corporate technology campuses with large engineering floors, cafeterias and conference centers spread across several buildings. Janitorial programs there are written building by building, with heavier service in food areas and shared amenity spaces.
Biotech and research buildings on the valley floor combine offices with labs and support rooms, and some hold controlled rooms that need a cleanroom program separate from janitorial. Federal offices in the area, including the FBI's San Diego office, operate with controlled access, and many private R&D buildings apply similar rules to everyone on site.

Night shifts around experiments that never stop
Research buildings often have incubators, freezers and long runs going overnight, and some scientists keep late hours. Crews work around occupied labs, never unplug or move equipment, and report alarms or equipment warnings to the contact named in the scope rather than acting on them.
Where a building cannot close to the crew at night, the program can split: a daytime custodial pass for restrooms, cafeterias and lobbies, and an evening visit for offices and floors. Weekends suit carpet and floor work in office wings.
How quality is checked
A field supervisor inspects each building in eHub on a regular cycle. Findings are recorded, corrections assigned and closed, and the record is shared with your facility team. When a cleaner is out, a backup is sent, and urgent issues reach a supervisor through escalation or EBS's 24/7 priority support.

Crews come to Sorrento Valley from EBS's office in Corona, and a move from an existing vendor is planned so keys, badges and lab access are in place before the first night.

Questions we hear
Still not sure? A supervisor can answer at the walkthrough.
Request a walkthroughAll questionsWill janitorial crews empty lab waste containers?
Only ordinary trash and recycling. Chemical, biological, radioactive and sharps waste stay with lab staff and licensed specialists. If a container is unclear, the crew leaves it and reports it, and the scope labels which bins they may empty.
Can crews work while scientists are still in the building?
Yes. Crews route around occupied labs and offices, keep noise down near people who are working and return later to areas that were busy. Buildings with regular late work can set a later window for those floors.
Do you clean cafeterias and large break areas on tech campuses?
Yes. Seating, tables, counters, sinks, appliance fronts and floors are cleaned each visit, with trash, recycling and organics separated. Kitchens run by a caterer are usually outside the janitorial scope unless agreed.
Is the custodial staff background-checked?
Yes. Before anyone is placed on a Sorrento Valley account, they pass EBS's vetting and a background check, then train on your building's scope and wear the EBS uniform on shift. The company carries its license and insurance.
Can we add a cleanroom program later?
Yes. Janitorial service can start with offices and common areas, and an ISO- and GMP-aligned cleanroom program, with its own procedures and logs, can be added for controlled rooms when your team is ready.
