Office Cleaning Services in Costa Mesa, CA
Office cleaning for Costa Mesa corporate floors and company front offices, covering the rooms clients see and the ones only staff use.
The short answer
EBS Maintenance offers office cleaning services in Costa Mesa, CA for corporate floors in South Coast Metro's office towers and for the front offices of companies on the city's industrial southwest side. Crews clean reception, open-plan work areas, executive offices, boardrooms, training rooms, kitchens and restrooms to a written checklist, after hours or on a schedule that follows your occupancy. Keys, alarms and confidential areas are handled under written rules, and a supervisor inspects the work.
Where Costa Mesa's offices are
The bulk of Costa Mesa's office space is in South Coast Metro, the district around South Coast Plaza on the Costa Mesa and Santa Ana line, where the I-405, SR-55 and SR-73 all serve the area. Office towers there share the district with the regional mall and the performing arts venues, with John Wayne Airport just beyond the city line.
The other kind of office account is the front office of a manufacturer. The southwest quarter of the city hosts electronics, pharmaceutical and plastics firms, and their administrative areas need the same care as a tower suite, with the added job of keeping production dust and track-in out of the office side.
Office cleaning services in Costa Mesa, from reception to boardroom
Corporate floors have more room types than people expect, and each one has a standard the occupants notice. The checklist names them all so nothing depends on the crew guessing.
- Reception and visitor lounge: counters, seating, glass, display surfaces, floor finish
- Open-plan areas: cleared desks wiped, chair mats and floors, bins and recycling at each pod
- Executive offices: cleaned to a stated standard, with closed doors respected
- Boardrooms: table polished, chairs aligned, credenza wiped, conference phone and screens' surrounds disinfected
- Training rooms: tables and chairs reset, whiteboards cleaned, floors vacuumed
- Wellness and lactation rooms: surfaces disinfected, linens or supplies left as the office specifies
- Copy and supply rooms: counters wiped, paper scraps removed, floors done
- Restrooms and showers: cleaned, disinfected and restocked

Kitchens, coffee bars and organics
Office kitchens collect the day's problems: mugs in the sink, spills inside the microwave, a coffee bar dusted with grounds. Crews clean counters, sinks, tables, appliance exteriors and the coffee station on every visit, and can load and start the dishwasher where the office wants that. Refrigerators are cleaned out on a posted day each week or month.
Waste is sorted the way California SB 1383 expects: organics such as food scraps and coffee grounds go in their own container, recycling in another, and only what is left goes to landfill. If a stream is constantly contaminated, the crew reports it so the office can adjust bins or signs.
Keys, alarms and confidential areas
After-hours cleaning only works if access is set up properly. Before service starts, EBS and your office manager agree the rules in writing, and the supervisor checks they are followed. Crews that have worked in secure, access-controlled facilities bring the same habits to a corporate floor, and each person on the team has cleared a background check.
- Who holds keys or access cards, and how lost credentials are handled
- Alarm arming and disarming steps, and the cleaning window the alarm company should expect
- Rooms that are excluded, cleaned only with escort, or limited to trash and floors
- What happens to papers left on desks (left alone) and to shred bins (not touched)
- Which lights and doors are left as found at the end of the visit
Hybrid weeks and daytime support
Many corporate offices now fill up midweek and thin out on Mondays and Fridays. Cleaning frequency can follow the pattern, with full service after busy days and a lighter visit on quiet ones. Floors with heavy daytime use, or offices that host clients and candidates every day, can add a day porter to keep restrooms, kitchens and meeting rooms reset during business hours.
Crews come from EBS's Corona office. To start, request a walkthrough or call (949) 375-3305; a supervisor walks the floor, and EBS sends a written checklist, schedule and quote.

Questions we hear
Still not sure? A supervisor can answer at the walkthrough.
Request a walkthroughAll questionsCan you clean the office area of a manufacturing or lab company?
Yes. Front offices are cleaned to an office checklist, and the boundary with production or lab space is written into the scope. Controlled rooms are handled under a separate procedure.
Do you clean boardrooms and executive offices differently?
They have their own lines in the checklist, covering finish standards, closed-door rules and any items not to be moved. Supervisors check them specifically during inspections.
Who provides cleaning products and equipment?
EBS crews work with professional equipment: HEPA vacuums for carpets, and EPA-approved disinfectants for door handles, switches and shared equipment. Green, non-toxic and biodegradable products are available on request.
Could our Costa Mesa office be cleaned in the daytime?
Yes. Some Costa Mesa offices prefer daytime cleaning to avoid after-hours access altogether, and others combine a night clean with a daytime porter.
Do you work only in South Coast Metro?
No. EBS serves all of Costa Mesa and the rest of Central Orange County, including Santa Ana, Irvine, Newport Beach, Huntington Beach and Fountain Valley.
